The term “Zero Punch List Turn” means that the punch list you generate at the beginning of the project will be 100% complete when you occupy your retail space or take over the project. Bogart Construction, Inc. has discovered that everyone wins if the general contractor has achieved 100% completion so you can quickly merchandise the store and get open for business.
Prepare from the start
The superintendent and subcontractors must know from the beginning that a “Zero Punch Turn” is expected on the project. It is critical to plan from the beginning and ensure work tasks are completed correctly and expeditiously the first time.
- The project manager and superintendent should do their own completion list prior to the final punch list. The more eyes on the project the better.
- Distribute the list promptly to the appropriate subcontractors and ensure items are completed.
- Clearly label any switches that are not obvious as to their function.
- Install a plan tube for the city set near the electrical panels.
- Provide a framed Certificated of Occupancy for the on-site manager.
- Provide the client with a close-out binder containing all site related materials and manuals.
- Provide As-built drawings and air balance report promptly.
